Closing Day
If you have made it this far, you are almost at the finish line. There are still a few remaining items to confirm before your property is officially sold, and our team will be right there with you to make sure everything is in order. We are committed to making closing day as seamless and stress-free as possible.
Final Walk-Through Inspection
Either on the day of closing or the day before, the buyer will complete their final walk-through inspection. This is to confirm the property is still in the condition outlined in the Purchase Agreement, that no new issues have arisen, and that no items have been left behind by the seller.
Cancel Home Services and Utilities
After the closing, we will provide you with a helpful list of contacts for canceling your home services and utilities so you can move forward with confidence.
Be Prepared
Even in this final stage, unexpected issues can arise. But with J2 Group LLC in your corner, you will never have to navigate those moments alone. Whether a buyer's loan takes longer to process or an appliance on the property needs attention, we have encountered these situations before and we know exactly how to handle them efficiently so you can get back on track without unnecessary stress.
Closing
After the final inspection, you, the buyer, and the closing agent will sign the settlement agreement, which details all financial transactions completed throughout the process to certify accuracy. If you are unable to attend the closing in person, arrangements can be made depending on the circumstances. If you are receiving funds, you may have them wired electronically to your financial institution or arrange for a check to be issued at closing. Make sure all property keys and any other pertinent information for the buyer are ready at closing. Once everything is signed, your property is officially sold.

Tips for Presenting Your Home Well

Give your house a deep clean
First impressions mean everything. Before you decide to list your home, give it a deep clean. This means cleaning toilets, wiping down surfaces, mopping floors, cleaning rugs and scrubbing bathrooms. You might even consider calling in the professionals to ensure your home is in the best condition it can possibly be before hitting the market.

Declutter the home
When a home is clutter-free, buyers are able to focus on the actual property instead of the piles of mail, laundry, and general mess that can distract them. Potential buyers want to envision their own life in your space. Decluttering and organizing goes a long way in creating that emotional connection and appealing to serious buyers.

Call a handyman
Before listing your home, make sure everything that needs to be fixed has been taken care of. Buyers will come into your property knowing it has been well maintained, and that confidence translates directly into stronger offers and smoother transactions.
