Whether you celebrate with champagne or simply exhale with relief, reaching this point means your hard work has paid off. Before you fully settle in, there are a few final steps to complete.

Final Walk-Through Inspection

The final walk-through is your last opportunity to inspect the property before ownership transfers. By this point, all contingencies in the Purchase Agreement should be satisfied and the seller's belongings should be fully cleared from the home. The final inspection typically takes place the day before or the morning of closing.

Closing

When you are satisfied with the walk-through, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents all financial transactions completed throughout the process and confirms their accuracy. You will sign your loan documents and deposit your remaining down payment and closing costs into escrow. Funds can be delivered either as a certified bank check in the amount specified on the settlement statement, or wired electronically to the escrow account. Once all documents are signed and funds are confirmed, the deed will be recorded at the County Recorder's office and you will officially hold ownership of your new property.
